Design/Build

Nexrock offers the complete spectrum of design and engineering services from within its internal organization and from its external network of consultants. Our in-house capabilities are particularly expedient in delivering site plans, floor plans, elevations and Site Plan Approval (SPA) level submissions, which better satisfy strict client demands.

Key advantages to our clients of utilizing Nexrock’s design build method of project delivery include our ability to efficiently and effectively manage time constraints, while controlling costs, and reducing risk. The wealth of experience our team possesses, particularly in the industrial and commercial sectors of the construction market, has allowed us to successfully produce projects for nearly thirty years, and to build a project résumé second to none.

Nexrock will architecturally create a workable site plan adhering to its clients’ requirements, within the boundary of municipal by-laws, and in the most efficient manner possible. At the next stage, we offer elevations that conform to particular client standards, or we design a fresh new appearance using a variety of materials that offer a signature look. 

We empower state-of-the-art design software to model the building with lifelike, eye-popping renderings that typically become part of each client’s marketing campaign.

Our primary design objective is to bring the building to life during its earliest, drawing board stage so that our clients become an integral part of the creation of each facility, ensuring strict build-to-suit adherence.

The Design Build Process

Nexrock proudly holds an industry-leading position for taking a hands-on approach to the following process:

  1. Site Selection: Careful and precise site selection is crucial to the success of a construction project. With our broad experience and expertise, we can provide valuable guidance on choosing the right location that will generate maximum business for our clients. We carry out or manage feasibility studies taking into account important parameters such as municipal regulations, zoning laws, environmental and geotechnical issues, then we prepare complete project evaluation reports.
  2. Site Planning: Our site planning services include: liaising with local town planning departments, co-ordinating with developers, sourcing suppliers, producing architectural drawings, and producing estimation reports and growth mapping charts. We use the most modern and sophisticated software tools and technologies that lead to excellent quality, productivity and efficiency.
  3. Design: Our leading-edge design has always been one of our major strengths. It differentiates Nexrock from our competitors and adds distinction to all our clients' projects. Our designs are aesthetic, functional and cost effective, thereby contributing to the positive image and productivity of our clients’ new premises. Our talented designers, architects and engineers are constantly pushing the envelope, striving to find ever better solutions to our clients’ needs.
  4. Construction: Having worked decades in the construction industry, we know how to manage high-quality, cost-efficient construction. Our strong relations with suppliers all along the construction value chain enable us to offer very competitive pricing on all our projects. And with our well-structured systems approach, we are able to implement our projects on budget and on time – every time.

    Construction Management

    On construction management assignments, we work diligently and cooperatively with proven contractors on the following specific responsibilities: 

1. Pre-Construction: We involve all those involved in a new project to: 

  • review all reporting systems and procedures;
  • assess up-to-date working drawings, site and building conditions and engineering studies;
  • submit the owner budget estimates, recommendations for cost control, and a detailed project schedule.

2. We provide value engineering, whereby we suggest methods to obtain greater efficiency. Then we prepare for sub-trade tendering and a technical & cost review (TCR), and distribute a sub-trade prequalification list and an outbound tender package. Procedures: Our success as a contractor has resulted from our ability to manage cost, schedule and quality of workmanship, using top-notch systems and procedures. Our project management staff primarily consists of seasoned professional engineers who are equipped with proprietary software developed by JONAS©. We integrate the JONAS cost accounting and job reporting features with Microsoft Project© to form a complete toolkit that meticulously measures performance for every project. Our software is amenable to open book procedures and client access.

3. We manage documentation and control costs by systemizing all Change Orders and Purchase Orders that require authorization procedures, tracking and accountability. We maintain Quality control standards on site and enforce them with periodic reviews, inspection reports, sub-trade notification and deficiency follow-up. We also systemize LEED Certification policies, procedures and monitoring, involving Nexrock’s LEED AP personnel in conjunction with a third-party LEED consultant firm, in order to achieve overall targets set by the LEED Scorecard. Project Schedule: Conforming to the Request for Proposal (RFP), the Nexrock process is:

  • establish key milestone dates that govern on-site decision-making and sub-trade monitoring;
  • pre-qualification of sub-trades, tender and award recommendation period;
  • commencement of work in prioritized areas (i.e. underground parking restoration, demolition and asbestos abatement, mechanical/electrical retrofit and completion of the tenant improvements);
  • occupancy permit;
  • substantial performance;
  • construction completion

    LEED Certification

    Nexrock is proud to have the expertise and experience to apply Leadership in Energy and Environmental Design (LEED) certification to ICI construction projects.

    We have an in-house staff who are LEED AP accredited and work in conjunction with LEED consultants to administer LEED-certified projects. LEED Scorecard templates for our LEED projects are available upon request.

    Canada Green Building CouncilNexrock is a member in good standing of the Canadian Green Building Council (CaGBC), and we have a clear understanding of sustainable design and of the (LEED) Certification process. We have overseen several LEED Certified projects over the past five years; in fact, Nexrock is the first construction company to have successfully delivered a LEED Gold Industrial Spec building in Canada (Torbram Rd, Brampton), and to have delivered a LEED Gold office building in Canada (PowerStream), demonstrating our commitment to CaGBC.

    This experience gives Nexrock a unique perspective and keen insight into the entire process from architecture to construction, commissioning and certification. The sustainable design approach is not only about responsible corporate citizenship. It is a smart building philosophy that pays both tangible and intrinsic dividends such as energy savings, environmental conservation and employee satisfaction. 

    Implementation of the LEED Scorecard has simplified the process of defining attainable goals for every project owner interested in the various levels of certification. Whether the project is identified as NC (New Construction), C&S (Core & Shell) or EB (Existing Building) from baseline LEED Certified to LEED Platinum, both the CaGBC and USGBC provide motivation and a roadmap within the points and scorecard system to achieve sustainable design.
